Do I need planning permission for a conservatory?

You will be glad to hear that the simple answer to this question is no. Conservatories generally fall within your permitted development rights; a government scheme that permits homeowners to extend without having to apply for planning permission. There are set requirements that must be followed when building a conservatory, which include:

1. The conservatory must not extend beyond the rear of the existing house by more than 4 metres if your home is detached.

2. The conservatory must not extend beyond the rear of the existing house by more than 3 metres if your home is semi-detached or you live in a terraced property.

3. It should only be one-storey, with a maximum height of 4m.

4. The conservatory should take up less than 50% of the land around the original house - ‘Original’ being the land that was there when it was built or as it stood on the 1st July 1948.

5. The roof cannot be higher than the eaves of your properties roof.

Unfortunately, there are some types of properties in Exeter and Devon where permitted development rights cannot be used. If you have; a flat, maisonette, listed building, or live in one of the 51 conservation areas in Devon, you may need planning permission or be restricted by Article 4 Directions. Owners of new builds will also need to bear in mind that their contracts with developers may restrict them from building a conservatory.

What can I do to an old conservatory?

Revamping a glazed extension space can make a massive difference to your home, especially if you are not using it as often as you would like to. Older conservatories may not be able to regulate the temperature correctly, where in the winter it’s excessively cold, and in the warmer months just far too hot! However, rather than completely re-building your conservatory, there are features that can be upgraded to give you that brand-new feeling.

A tiled roof won't just enhance the look of your conservatory but, along with replacing your windows with double glazing, will make your space energy efficient and comfortable to use. Lantern roofs

If you are unsure about blocking the sunlight from your conservatory, we have a solution! Modern lantern roofs allow more light into your conservatory but will ensure your conservatory is just as energy efficient. They can achieve U-values as low as 1.0!
